Why it matters

What an EICR actually tells you

An EICR (Electrical Installation Condition Report) is a detailed inspection of the fixed wiring and electrical installation in a property. It tests circuits, checks earthing and bonding, identifies damaged or deteriorated wiring, and flags anything that falls short of current safety standards.

The report categorises findings by urgency:

  • C1 — Danger present: immediate action required. The installation poses a risk of electric shock or fire.
  • C2 — Potentially dangerous: urgent remedial work recommended.
  • C3 — Improvement recommended: not immediately dangerous but should be addressed.
  • FI — Further investigation required: an issue was identified that needs more testing.

For landlords: the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require a valid EICR for all tenancies. Failure to comply can result in fines of up to £30,000.

How often is an EICR needed?

  • Rental properties: every 5 years, or at change of tenancy.
  • Owner-occupied homes: every 10 years, or when buying a property.
  • Commercial premises: every 5 years (varies by premises type).
  • Swimming pools: every year.

EICR and certification questions

Common questions from landlords and homeowners before booking.

Is an EICR a legal requirement for landlords?
Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have a valid EICR for all tenancies and provide a copy to tenants within 28 days of inspection. Reports must be renewed every 5 years. Fines of up to £30,000 can be issued for non-compliance.
How long does an EICR inspection take?
Most domestic properties take between 2 and 4 hours depending on the number of circuits and the size of the property. The power will need to be off for parts of the inspection, so we ask that someone be present throughout.
What happens if my EICR has C1 or C2 items?
C1 (danger present) and C2 (potentially dangerous) findings need to be addressed before the installation can be considered satisfactory. We'll quote for the remedial works separately — and once completed, we re-issue certification confirming the installation is now satisfactory.
Do I need an EICR when buying a house?
It's not a legal requirement, but it's strongly recommended — especially for older properties. An EICR before purchase can reveal significant electrical issues that a standard survey won't identify.
How quickly will I receive my certificate?
We aim to issue EICR reports promptly after the inspection — not days after. If any remedial works are carried out, updated certification is issued on the same day those works are completed.
