A full Electrical Installation Condition Report (EICR) assesses the safety of your property's wiring and identifies any issues needing attention. Required by law for most rental properties.
Landlord safety certificates

What an EICR actually tells you
An EICR (Electrical Installation Condition Report) is a detailed inspection of the fixed wiring and electrical installation in a property. It tests circuits, checks earthing and bonding, identifies damaged or deteriorated wiring, and flags anything that falls short of current safety standards.
The report categorises findings by urgency:
- C1 — Danger present: immediate action required to remove the danger.
- C2 — Potentially dangerous: urgent remedial work required.
- C3 — Improvement recommended: not immediately dangerous but should be addressed.
- FI — Further investigation required: an issue was identified that needs more testing.
For landlords: rented homes covered by England’s electrical safety regulations need inspection and testing at least every 5 years, or sooner if the report requires. Non-compliance can lead to financial penalties. Read the current government guidance.
How often is an EICR needed?
- Rental properties: at least every 5 years, or sooner if the report requires. A new tenancy alone does not automatically require a new EICR.
- Owner-occupied homes: every 10 years, or when buying a property.
- Commercial premises: every 5 years (varies by premises type).
- Swimming pools: every year.
